Working on the edge - coastal exposure

We’re currently working on an ongoing project at Queenscliff, one of the most weather-exposed sites we’ve encountered. This 10-storey building sits on a hilltop less than 100 metres from Manly Beach, facing uninterrupted exposure to wind, salt and sun. With no natural shelter, the conditions are relentless.

Environmental challenges aren’t just an issue for our commercial painting team while on site. Salt spray, high winds and intense UV rays aggressively attack surfaces and coatings, increasing the risk of early deterioration. All of this must be factored into our materials planning to ensure long-lasting results. We choose coating products for their marine-grade durability, elasticity and resistance to chloride and UV damage.

There are also obvious safety risks. High winds affect access system stability and limit workable days and hours, and intense sun and heat can lead to accelerated drying times, which affect coating application and finish quality. Sudden downpours are also not uncommon in coastal Sydney, which means constant weather monitoring and program flexibility are essential. To manage this, programming is broken into smaller, manageable stages that can adapt to weather interruptions and maintain quality control.

Urban grit and the pollutant challenge

Our completed project at the Alexandria Homemaker Centre presented the opposite challenge in the form of urban pollution. The building is surrounded by constant vehicle activity, including trucks and heavy traffic, creating an environment filled with brake dust, diesel exhaust and fine industrial soot. These airborne pollutants settle quickly and can coat surfaces again even after deep cleaning.

This level of pollution creates technical challenges, as airborne contaminants can chemically attack surfaces and accelerate coating breakdown. Surface preparation for such projects is more complex and time-sensitive, as there is a risk of the substrate becoming recontaminated within hours of cleaning, before painting can begin.

Like most commercial premises, the Alexandria Homemaker Centre needed to stay operational throughout the day. We planned our work around access restrictions, delivery schedules and public use of the space to keep disruption to a minimum. It took careful coordination and a flexible approach to make that happen.
