Aero Apartments - Mascot

Strata Property

Project Value: $2M
Status: Complete

Dukes completed a large-scale remedial repair and repaint project involving multiple occupied buildings for Aero Apartments under an engineer’s oversight to ensure compliance and durability.

Project Overview

This project required full remedial repairs and repainting across six occupied residential strata buildings in Mascot. Externally, the works included concrete, render and FC cladding repairs, joint replacement and the application of a high-performance coating system. Internally, Dukes repainted common property areas and more than 300 unit doors, and we performed other minor repairs.

Our objectives were to restore the integrity of the buildings through comprehensive remedial works, deliver a durable and high-quality repaint, and complete the program with minimal disruption to the residents.

Access Methods

External works were carried out using a combination of abseil techniques, scaffolds and elevated work platforms to reach all building façades safely. Internally, access to unit doors and shared areas was carefully coordinated with residents to minimise inconvenience and keep common spaces safe and usable throughout the process.

Challenges

Executing a project across so many occupied apartment buildings brought a unique set of pressures, which included:

  • Large scope – Coordinating repairs and repainting for multiple structures and hundreds of internal touchpoints.
  • Occupied environment – Minimising disruption to residents while maintaining safe access through shared areas.
  • Repair sequencing – Ensuring remedial works were completed ahead of painting so the finish delivered both durability and longevity.

“Residents and strata stakeholders praised our ability to manage a complex program with minimal disruption, while delivering a finish that restored both appearance and integrity.”

Project sentiment

The client provided positive feedback on our management of the project, and they highlighted our team’s ability to handle the scale of works while keeping disruption to a minimum. They were also pleased with the high-quality finish, which has improved presentation and reinforced long-term protection of the buildings.

Communication

Dukes maintained weekly engagement with building management and the consulting engineer to keep the program on track and compliant. Regular updates, schedules and progress information were also provided to the strata stakeholders and residents to ensure transparency and help minimise disruption throughout.

Coating System

For this project, we applied a Taubmans coating system, chosen for its proven durability and warranty support in high-exposure environments. This will secure the integrity of the buildings well into the future.

Outcomes

The completion of the Aero Apartments project has resulted in the complex having a renewed and consistent appearance and, more importantly, reinforced the long-term protection of its building assets. The works were delivered under full engineer oversight, which provided constant assurance around compliance, durability and quality.

Frequently Asked Questions

How often should a strata building be repainted, and who decides when it’s needed?

In general, many strata properties schedule a full exterior repaint roughly every 7–10 years to maintain their appearance and protection. The exact timing can depend on factors like the building’s condition, exposure to weather and maintenance routine. The decision to repaint is typically made by the owners corporation or strata committee (often with input from property managers), who will assess the building for signs of paint failure, such as fading, cracking, or peeling, and determine if a repaint is necessary to preserve the building’s integrity and value.

How can a large strata painting project be completed with minimal disruption to residents?

The key is careful planning, communication and flexible access methods. Professional contractors like Dukes in Sydney coordinate closely with building management and residents. For example, scheduling work in stages and providing regular updates on timing. They often use specialised access techniques (such as rope access/abseiling or elevated work platforms) to avoid heavy scaffolding and keep common areas as clear as possible. Transparent communication (weekly progress notices, schedules and direct liaison with resident committees) helps ensure everyone knows what to expect, thereby minimising inconvenience to those living or working in the building.

What remedial repairs were carried out at Aero Apartments before repainting?

The Aero Apartments project involved extensive remedial repairs to fix underlying building issues prior to painting. Externally, the team repaired damaged concrete and render, fixed fibre cement (FC) cladding panels, and replaced failed expansion joints across the six apartment buildings. These repairs addressed cracks, water ingress points, and structural wear so that the new paint would have a stable, sound surface. Internally, Dukes repainted all common areas and over 300 unit entry doors (also performing minor patch repairs) to refresh high-traffic interior surfaces. By completing all necessary repairs first, the repaint could achieve a long-lasting, high-quality finish.

How did Dukes manage the challenges of repainting six occupied buildings at Aero Apartments?

Repainting a large, occupied complex like Aero Apartments required meticulous coordination and a phased approach. The scope was spread over multiple structures and hundreds of touchpoints with a carefully planned sequence of work. All critical repairs were completed before painting (to prevent paint failures down the line), and the work was broken into manageable stages. Because residents were living on-site, the team maintained safe access in shared areas and scheduled works to minimise disruption in each section of the complex. A combination of access methods, including abseiling for high façades, as well as scaffolds and lifts where needed. Throughout the project, regular communication with the strata stakeholders (weekly updates and coordination with building management) kept everyone informed and helped the project run smoothly with minimal resident complaints.

: What were the outcomes of the Aero Apartments remedial repair and repaint project?

The Aero Apartments project resulted in a significantly improved appearance and enhanced protection for the buildings. After completion, the complex now boasts a renewed, consistent look with a high-quality finish that revitalised its curb appeal. More importantly, all the remedial work and the premium coating system applied have reinforced the long-term protection of the property’s assets, guarding against weather and wear for years to come. The project was carried out under full engineer oversight, providing assurance that all work met compliance and durability standards. Residents and strata stakeholders were very pleased with the results, and they praised Dukes for managing the complex works with minimal disruption.
