We were engaged to complete a detailed external remedial repair and repainting project for this high-end strata building in Mosman. The project was managed by a building consultant and required a premium finish that reflected the quality and expectations of the property.

The works involved restoring and protecting the building while improving its external presentation through detailed remedial repairs and a high-quality protective coating system. Access Methods & Delivery

To safely access the more difficult areas of the facade, we used abseil access throughout the project. This reduced the need for large scaffold structures, helped preserve gardens and landscaped areas, and allowed residents to move through the property more easily while works were underway. It also enabled detailed facade preparation and coating works to be completed efficiently.

Challenges

Given the location of the building, the level of finish expected, and the fact that works were carried out within a live residential environment, careful planning and sequencing were critical to successfully delivering the project smoothly and achieving a premium architectural finish.

This meticulous planning was also extremely valuable when managing challenges such as completing complex remedial works prior to repainting, properly treating corrosion so the defects did not just reappear beneath the new coating system, protecting gardens, balconies and common areas throughout the works, and coordinating balcony lighting replacement and awning removal across the building.

Communication

We worked closely with the building consultant, strata manager and residents to stay organised. This included regular project updates, resident notices before works affected balconies or access areas, advance notice around noisier activities and staged works, coordination where balcony access or lighting replacement was required, and prompt communication around any issues or variations that arose throughout the project.

For strata owners, this is often one of the biggest measures of success. They want to know what is happening, when it is happening and who to contact if something goes wrong.

Coating System & Materials

We used a Dulux protective coating system, including Dulux AcraShield Advance for the facade and Dulux Durebild STE and Weathermax HBR for the steelwork.

With Mosman’s coastal conditions and high UV exposure, the coating system needed to provide strong UV resistance, weather protection, water ingress protection and long term colour stability. For concrete areas, carbonation resistance and flexibility across rendered and masonry surfaces were also essential, while still achieving a premium architectural finish.

The entire system involved:

  • Correct surface washing and preparation
  • Removal of loose or failed coatings
  • Concrete patch repairs using appropriate repair mortars
  • Corrosion treatment to the affected reinforcement or metal elements
  • Primers matched to the substrate
  • High-build protective membrane or premium exterior acrylic coating, depending on the surface and specification

Outcome

Another strata complex was successfully refreshed and structurally protected without unnecessary disruption to the people who call it home. The beautiful gardens and landscaped areas were also carefully preserved throughout the works.

Owners and residents are now enjoying a cleaner, sharper-looking building. And they appreciated the strong focus placed on safety, communication and presentation throughout the process of making it happen.
