This townhouse-style strata complex in Hornsby required a full external repaint and roof coating to refresh and modernise its appearance and address some isolated render and timber issues.

Project Overview

The full scope at Webb Avenue included render and timber repairs prior to repainting works to fascia boards and eaves linings, gutters, downpipes, barge boards, rendered walls (including rear courtyard walls), front entry doors, the external side of rear courtyard doors, entry portico structures, internal and external bin enclosures, the letterbox surround at the entrance driveway, as well as roof painting and the installation of roof harness points.

While improving the appearance and street appeal of the complex was a priority, the project also involved introducing a new colour scheme, completing repairs before repainting commenced and carefully managing the impact of the works for the many owners and occupiers who live on site.

Access Methods & Delivery

For this project, we used a combination of mobile scaffold, extension ladders, a roof harness access system and other access equipment attached to the building where necessary. Roof access required particularly careful planning due to the roof coating works and the installation of new harness points. Some equipment also needed to be temporarily fixed into rendered and masonry surfaces, with all penetrations repaired and made good once the equipment was removed and the painting works were complete.

Challenges

The roof painting at this strata complex in Hornsby added complexity beyond a standard external repaint. With multiple townhouse elevations and private courtyard areas, careful sequencing and planning was imperative. We were also unable to fully quantify building repairs from a ground-level inspection, so repairs were completed on an as-needed basis as works progressed.

Selecting a new colour scheme also took careful consideration to ensure adequate opacity over the existing colour.

A Dukes Project Manager was assigned before works commenced and led communication throughout the project, including regular site updates with the owner’s representative. Weekly updates were also provided to owners, and a programme of works was issued before site activities began.

Coating System & Materials

For the masonry, render and soffits, the process involved high pressure washing and acrylic spot priming before the application of two coats of Acrashield Advance. Timber surfaces were sanded and filled, received a full oil based undercoat where required, and were then finished with gloss or semi gloss Dulux Weathershield top coats.

The concrete roof tiles were coated with Acratex Roof Sealer, followed by Acratex Roof Membrane Satin.

Outcome

Webb Avenue in Hornsby combined roof and external repainting works into one coordinated programme. This delivered a refreshed new look across the complex while minimising inconvenience for residents. It also made better use of access equipment and site resources, avoiding the inefficiencies that can arise when roof and facade works are completed as separate projects.
