The full project scope covered all common external areas across multiple building sections, including both residential and commercial tenancies. Remedial items, such as render reparation, sealant and joint replacement, and minor spot concrete repairs, were also completed as part of the preparation process to support coating performance and consistency across all façades.

We set out to protect the building’s value by addressing early wear and restoring a reliable maintenance cycle. The repaint also improved the overall appearance, with the work staged carefully to minimise disruption for residents and tenants.

Access Methods

Rope access was our primary method for this project as it allowed painters and repair technicians to reach high and difficult façades safely and efficiently. It also reduced setup time, avoided the need for large-scale scaffolding, and minimised the visual and physical impact, which was critical given the mixed residential and commercial building occupancy.

We also coordinated internal works around tenant operating hours to ensure minimal interference with ground-floor commercial activity.

Challenges

The Union’s mixed-use setup required close coordination between the residential strata, commercial tenants, and the project manager to keep everything running smoothly while work was in progress. The main challenges included:

  • High-traffic areas – With residents and businesses using the ground floor daily, work had to be timed precisely to maintain access and minimise disruption.
  • Limited staging areas– Tight external areas meant rope access was the most effective and least intrusive way to reach all façades.
  • Weather exposure and façade design – Changing conditions and complex elevations required adaptable scheduling and careful timing of coating applications.

Throughout, our foreman provided regular updates to Paint Assist and handled day-to-day communication with the building manager and residents. Weekly coordination meetings ensured all parties were aligned on progress, access transitions and upcoming works.

Coating Systems & Materials

We selected the Dulux AcraTex coating system across both external and internal surfaces, and external walls were coated in Dulux AcraShield Advance for UV protection, flexibility and long-term durability.

This system offers strong resistance to Sydney’s coastal microclimate, and its low-maintenance, high-opacity matte finish provides an even appearance across all elevations. Its compatibility with repaired render and sealant joints ensures a seamless, lasting result.

Outcome

The completed repaint has given Union a cohesive, modern appearance and renewed its long-term protection. The building now presents a consistent, high-quality finish that reflects the care taken throughout the project and will serve residents and commercial tenants well into the next maintenance cycle.
