This project involved internal painting to the common areas, unit doors and security doors of a multi-storey residential strata building. The works were quoted through the appointed strata manager on behalf of the owners corporation.

Project Overview

A comprehensive internal repaint was completed throughout the building, including the stairwells, hallways, ceilings, walls, balustrades, skirtings and foyer. The common side of all 32-unit entry doors and 11 security doors was repainted. Two common toilets, three storerooms and the laundry received the same treatment. In the laundry, we had to strip old paint off the tiles first. Externally, one column was addressed after previous vine growth caused coating delamination.

The goal was a high-quality finish that refreshed the ageing common areas. Resolving the laundry defect was a priority, with all works carried out while keeping disruption to residents in the occupied building to a minimum.

Access Methods & Delivery

For the internal works, only ground floor and internal access were required. Our crew worked level by level, moving from room to room on a coordinated program.

Challenges

Because the laundry tiles had previously been painted over, we had to run a chemical stripping process to remove the old coating and expose the original tile underneath. The vine growth on the external column created a different challenge. It had caused the existing coating to delaminate, so we scraped the affected paint back to a firm edge before spot priming and recoating the area to match.

Project Insights

Stripping back the laundry tiles was a standout part of the project. They appeared damaged beyond repair but were fully restored to their original condition, which is a far better outcome than simply recoating over the top.

The owners corporation was delighted with the final result: refreshed internal common areas with a modern colour scheme.

Communication

Throughout the project, communication was key to its success. We posted signage on site to notify residents of work areas, along with the dates and times affected. Access to individual doors and units was coordinated through the Dukes site foreman, while weekly progress reports were provided to the owners corporation via the project manager.

For this project, we supplied a complimentary professional colour consultant to help the owners confidently select a contemporary, cohesive colour scheme that really suited the common areas and gave the strata building a fresh, more welcoming feel.

Coating Systems & Materials

We used a Dulux Premium coating system throughout the internal and minimal external work:

  • Ceilings – Dulux acrylic spot primer, Dulux flat acrylic topcoats
  • Walls – Dulux acrylic spot primer, Dulux low sheen acrylic topcoats
  • Laundry ceilings and woodwork, including doors and trims – Dulux oil-based undercoat, Dulux gloss or semi-gloss topcoats
  • Metalwork – Dulux metal spot primer, Dulux Metalshield gloss enamel
  • External concrete column – Dulux acrylic spot primer, Dulux low sheen acrylic topcoat
