This high-end residential building required a combination of internal painting and external remedial works and was actually the first full repaint since its original construction.

Project Overview

The full project scope covered internal painting to foyer ceilings and walls, alongside external façade repairs and repainting of all previously painted surfaces, including rendered walls, balcony soffits and walkway awnings. Remedial works involved render removal and replacement, as well as replacement of failed flexible sealants.

Our primary objective was to apply a protective coating system to extend the lifespan of the façade. To achieve this, extensive remedial repairs were carried out first, ensuring the required durability and a high-quality finish that restored the building to its original presentation while resetting the maintenance cycle.

Access Methods

Scaffolding was chosen for this project because of the volume of render repairs, the extent of sealant replacement, and the need for stable, continuous access to façade areas. Using our in-house equipment, the work progressed efficiently while keeping access around the site safe.

Challenges

As the building remained fully occupied throughout the project, we had to be meticulous with planning and daily coordination. Established landscaped gardens and tiled areas were fully protected, and access was carefully managed to prevent damage while keeping driveways and pedestrian walkways clear.

To secure the work zones and prevent residents or young children from entering, we installed temporary fencing and managed sequencing carefully. Maintaining safety and minimising disruption was especially important in this premium residential environment.

The process began with a prestart meeting to ensure alignment on the program, safety controls and agreed pathways. Once works were underway, communication was maintained through daily coordination between the foreman and site manager, supported by fortnightly meetings with the resident committee. Ongoing involvement from the project manager helped manage sequencing and resident coordination as the works progressed.

Taubmans PPG was engaged to design a site-specific coating system suited to the building’s location and exposure conditions. The system was developed to balance durability, protection and a high-quality finish appropriate for a coastal residential setting.
