This project involved a full repaint and remedial upgrade within a large strata complex comprising townhouses and multi-level walk-up apartment buildings spread across an extensive site.

Project Overview

The scope covered both internal and external works throughout the entire complex and included both repainting and extensive remedial repairs.

Externally, that meant addressing the eaves, fascia, gutters, gable ends, rendered walls, timber doors and frames, and balcony ceilings and slab bands. Internally, the stairwells and hallways, ceilings, walls and slab bands, unit entry doors, frames and service doors all received attention. Before painting, remedial works involved extensive timber repairs to fascia boards and structural elements, as well as render repairs to low-lying and damaged areas.

The objective was to reset the building’s maintenance cycle, repair and protect the building fabric, and improve the overall presentation of the complex.

Access Methods

We used a combination of scaffolding, elevated work platforms (EWPs), ladders and fall arrest systems to suit the different building types and conditions.

This allowed us to manage height variations and the overall layout of the complex, while keeping access safe and maintaining steady progress.

Challenges

The project presented several key challenges, all of which were successfully overcome throughout delivery:

  • Coordination within an occupied environment that required daily planning and interaction with residents.
  • Programme management across staged works to maintain steady progress.
  • An evolving repair scope, with ongoing identification and management of timber and render defects.

Project Insights

This was a large-scale effort to repair and protect buildings, not just a simple commercial repainting project. The difference came down to managing scale, staging and multiple stakeholders, integrating remedial works with coatings and delivering the project within a live strata environment. This is not something a typical painter can execute. It requires the systems, licensing and experience of a specialist commercial painting and remedial contractor.

Communication and Coordination

Project delivery required a structured team approach. The Project Manager was responsible for the programme, client interface, variations and reporting, while our Foreman Joseph oversaw daily site coordination. Project Coordinator Bec supported this with administration and communication. Regular engagement with the building manager and strata committee was maintained throughout.

Clear communication ensured alignment on the programme, transparency around repair scope and variations, and minimal disruption to residents.

Coating Systems

A Wattyl Solagard system was applied to support long-term durability and longevity of the building. The system included spot priming followed by two full top coats, selected for its weather resistance and suitability across different substrates and levels of exposure.

Outcome

We successfully delivered a full upgrade of the complex, including a new colour scheme that improved the aesthetics, alongside the completion of all required timber and render repairs. The works reset the building’s maintenance cycle, giving owners greater confidence in the condition of the asset and its long term performance.

The project also strengthened an ongoing relationship with the strata management company, built over a number of years.
