Over a three-year engagement at Glenhaven Green Village, Dukes executed a seven-stage internal and external repaint across all common areas and residences to revitalise the site and reset long-term maintenance. Through careful planning and respectful execution, we delivered a seamless experience for residents and asset managers alike.

Following a competitive tender, Dukes was appointed to complete Stage 1 works in 2023. The strength of our delivery led to further stages being awarded across 2024 and 2025, reinforcing Dukes’ role as a trusted long-term partner at Glenhaven Green Village.

Project Overview

The project involved repainting the external common property of the residential units, as well as internal and external repainting of the administration building, community centre and pool area. A key objective was to fully reset maintenance across the complex and provide asset protection for the next 10 years, with many common area surfaces requiring attention.

In addition, the team completed a staged external refurbishment of all properties within the complex across seven phases. This included roof cleaning, external painting of individual homes and driveway resealing to modernise the presentation of the estate with updated colours.

Resident-Centric Execution

Careful planning, respectful execution, and strong communication were central to project success. Recognising the importance of maintaining smooth operations for the village operator, our team developed a detailed communications process designed to minimise disruption, reduce complaints and support daily routines.

Before each stage, our Project Manager issued a comprehensive works program shared with the village manager and all residents. Daily contact was maintained through our on-site team, ensuring any property-specific needs were quickly addressed and resident concerns were proactively managed.

Our Site Foreman, Yuri, played a pivotal role in building trust with residents. His respectful communication, cheerful presence and high-quality workmanship quickly made him a much-loved figure within the community and contributed to strong resident satisfaction. Yuri joined the site in 2024 after relocating from Ukraine, and Dukes is proud to be sponsoring him to continue his career in Australia.

Risk Mitigation & Access Management

Working within a fully occupied retirement village required meticulous planning to protect resident safety and minimise disruption. Dukes implemented detailed risk mitigation strategies and maintained ongoing coordination and communication with the village management and residents to reduce the impact on daily routines.

Access across the complex presented several challenges, including areas that were difficult to reach by standard methods. Our team safely accessed all surfaces by employing a combination of specialised techniques, including abseiling over a pond to reach the rear of the community centre.

All external surfaces were thoroughly washed and prepared prior to repainting and we used a Taubman’s coating system including: 

  • Taubmans All Weather to walls and eaves
  • Water-based enamel to woodwork surfaces
