This waterfront apartment building is situated directly over Sydney Harbour, and needed substantial external remedial repairs and repainting to address deterioration from harsh marine exposure. The project also earned Dukes a Master Painters Award for Excellence in recognition of its difficult access conditions.

Project Overview

The full project scope included a complete external repaint of all rendered walls, timber windows and concrete balconies. Extensive concrete repairs were undertaken to balconies, soffits and slab edges, alongside timber window repairs and preparation. And façade elements exposed to salt-laden air were recoated with a protective system designed specifically for coastal climates.

Being positioned over open water meant that durability, safety and environmental protection were central to delivery. The objective was not simply to improve presentation but to restore the building envelope in one of Sydney’s harshest exposure zones. Works focused on reinstating deteriorated concrete and timber elements, delivering a high-end, consistent architectural finish across complex elevations and extending the life of the asset, while minimising the environmental impact of debris over open water and executing works safely despite these challenges.

Access Methods

Given the building’s elevation and position directly above the harbour, traditional access methods were not viable. We implemented a combination of:

  • Swing stage systems
  • Rope access (abseil)
  • Targeted containment and shrouding to control debris

These methods allowed controlled execution of works while maintaining environmental compliance and minimising disruption to residents.

Challenges

We encountered several unique complexities throughout the process. The exposed waterfront location meant constant salt-laden air and high wind conditions. Significant concrete spalling was present on balcony soffits and slab bands, necessitating detailed repairs before any paintwork could begin.

Environmental controls were stringent to prevent debris from entering the water. Dukes implemented rigorous safety protocols, installed debris containment systems and followed strict work sequencing to reduce risk. The building remained an active residential environment throughout the works, with careful coordination required to maintain resident access, safety and amenity.

Communication

Communication was structured and proactive from commencement. Clear programming and staging information was provided to stakeholders, outlining sequencing, access requirements and safety controls. Ongoing coordination with residents ensured timely access to balconies and windows, with regular updates provided on progress and environmental measures.

On complex access projects, transparency and predictability are critical. The process was managed professionally and collaboratively to maintain confidence and clarity throughout the 12-week program.

Coating Systems & Materials

Given the building’s marine exposure, coating selection was critical. Concrete repairs were carried out first to make sure the structure was sound and the coating would adhere properly over the long term. Dulux AcraTex was applied using Dulux Acrashield Advance in a three-coat system with a primer and two topcoats. It was chosen for its durability in coastal conditions, flexibility and crack-bridging ability, resistance to salt and moisture, and its refined finish.

The specification provides long-term protection while maintaining a consistent, high-quality appearance suited to a waterfront residential setting.

Outcome

From the owners’ perspective, the result is tangible. Areas where deterioration had started have been structurally reinstated. The façade is now properly protected against ongoing marine exposure, rather than simply refreshed. The building presents at the architectural (and award-winning) standard its location deserves.
