A comprehensive external remedial repair and repainting project superintended by a consulting engineer, and recognised with a Master Painters Award.

Project Overview

This strata project involved external repainting using a protective coating system, along with render, cladding and concrete repairs, joint replacement, minor waterproofing works, detailed surface preparation prior to coating, swing stage scaffold access and abseil access for harder to reach areas of the facade.

Our primary objective was to restore the building aesthetically while also providing long-term structural protection. We had to rectify defects identified by the consulting engineer as part of the extensive repairs and achieve a high-quality finish across a large complex facade, while maintaining safe and efficient access within a live strata environment. The finished result also needed to meet the expectations of not only the engineer, but the owners corporation and residents as well.

Access Methods & Delivery

We used a combination of swing stage scaffolding and abseil access to safely reach large sections of the building facade and complete detailed works at height. This also helped manage facade preparation and coating works efficiently and reduced the need for full perimeter scaffold while maintaining flexibility as different work fronts progressed. It also meant access methods could be matched to different parts of the building, rather than relying on one system across the entire facade.

Challenges

This was a complex facade remediation and repainting project because the repainting itself could not succeed without first addressing the extensive underlying defects identified prior to commencement. Key challenges included multiple substrate types, careful joint replacement and resealing, integrating waterproofing works, coordinating swing stage and abseil access safely, maintaining quality control throughout the process, and ultimately producing an award-winning finish. Proper sequencing, technical understanding and disciplined project management were critical throughout.

Receiving a Master Painters Award was independent recognition of the workmanship achieved and the successful combination of remedial repairs with a high-quality paint finish under the direction of the consulting engineer that improved both the appearance and protection of the structure.

Communication

The communication process had to be structured because the project involved an engineer, strata stakeholders and residents. With projects of this size, communication really is just as important as the workmanship. Owners want confidence the contractor is in control, the engineer is informed and residents are being respected throughout the works.

We regularly coordinated with the consulting engineer and carried out site inspections to review repair areas and confirm standards. The strata manager and owners corporation received clear reporting, while residents were given advance notice before works affecting balconies, windows or access areas began. Practical communication from the site team helped keep the project organised and eliminated confusion for everyone involved.

Coating System & Materials

We applied a Dulux protective external coating system after the completion of remedial repairs. This included the Dulux Elastomeric Matt coating system from the AcraTex range.

For a project of this nature, the coating system needed to do far more than refresh the appearance of the facade. The completed works required long-term protection against weather exposure, UV degradation, moisture ingress and ongoing deterioration, particularly across repaired render and concrete areas. The system also needed to work consistently across multiple substrates and repair sections of the building.

The process generally involved high-pressure cleaning and detailed surface preparation, removal of failed coatings and unsound material, repair mortars matched to the existing substrates, compatible joint sealants, waterproofing to nominated areas, substrate-specific primers and finally the application of a durable protective membrane system.

Outcome

Residents and owners are now enjoying a refreshed building following a professionally managed strata painting project recognised with a Master Painters Award. The project demonstrated our ability to combine complex remedial repairs, disciplined project management and a premium finish within a live strata environment.
