Commercial painting

Project Value: $100K
Duration: 6 weeks
Status: Complete

CBRE is a premium commercial building located within one of Sydney’s most tightly controlled precincts, and our work involved full external cleaning, repair and repainting under strict operational controls.

Project Overview

The full scope included detailed surface preparation, minor render repairs and full coating system application. This was a fully occupied commercial property and required careful tenant management, as well as coordinated safety controls and sequencing to minimise disruption to businesses and pedestrians.

We were tasked not only with restoring the façade to a high standard that suited its prime commercial location, but also with lifting its presentation to help attract new tenants in a post-COVID market.

Applying a modern coating system gave the building a renewed finish and extended the life of the surface.

Access Methods

Due to the heritage and restricted-access nature of the precinct, rope access was used extensively to provide full coverage of the façade without the need for major scaffolding. This maintained efficiency while keeping the impact on businesses and pedestrians low. It also allowed technicians to complete detailed coating and repair works with precision and minimal setup time.

Challenges

Operating in such a prominent Sydney location required strict coordination with multiple stakeholders including CBRE, tenants, building management and precinct authorities.

Key challenges included:

  • Maintaining a premium finish under variable weather and surface conditions.
  • Managing strict safety and noise restrictions within an active CBD environment.
  • Coordinating schedules to ensure uninterrupted tenant and pedestrian access.

“Managing safety and access in such a visible location required strong communication and structure. The outcome reflects the professionalism and care that went into every stage of delivery.”

Project Sentiment

Our client was impressed with the transformation and noticeable improvement in the building’s appearance following the downturn in occupancy during COVID. The refreshed façade supported their strategy to attract new tenants and strengthen leasing outcomes in a competitive market.

Communication

Weekly structured updates through email, phone and on-site or online meetings ensured consistent alignment between all parties. Sequencing and stakeholder communications were managed transparently, with regular progress, safety and access reports to keep the client informed at every stage.

Coating Systems & Materials

The Dulux Acratex Acrashield Matt system was selected for its durability, weather resistance and suitability for high-end commercial façades. It provided a clean, uniform finish that will also protect the structure from the coastal and urban environmental exposure typical of Sydney’s CBD.

Outcome

The project was delivered safely, efficiently and with minimal disruption to tenants, businesses and the surrounding precinct. The façade now presents a refreshed, high-quality finish consistent with its premium location, achieved through careful coordination, professional execution and attention to detail throughout.
